The price of a genuine professional workspace is becoming a strategic consideration
Luxembourg remains a particularly demanding office real estate market.
To understand the broader context, it is useful to look beyond coworking operators themselves and consider data from major international commercial real estate specialists.
CBRE, one of the world’s leading commercial real estate services and investment firms, regularly monitors the Luxembourg market through its MarketView reports.
Its 2026 analyses describe a market where office availability remains constrained and where the best-quality properties continue to attract strong demand.
In this context, business centers can help entrepreneurs and small businesses avoid some of the costs and constraints associated with a traditional commercial lease.
Colors: a business center offering a dedicated desk for €199 per month
Colors Business Center currently offers a dedicated desk in its shared workspace from €199 per month.
This price includes:
- a fixed, dedicated and reserved workstation;
- the possibility of establishing the company’s registered office at the address;
- high-speed Wi-Fi;
- utilities and cleaning;
- secure 24/7 access;
- 10 hours of meeting room use per month;
- furniture;
- access to shared areas;
- certain parking options depending on the location.
It is important to compare what is actually included in each offer rather than simply looking at the lowest advertised price from each operator.
A hot desk intended for occasional use and a permanently reserved workstation that can be used as part of establishing a company are not equivalent products.
Other major business center operators
Silversquare, The Office, Regus and Spaces. All these business centers also offer various coworking and serviced office solutions in Luxembourg.
Their pricing structures vary depending on the location and the services included, such as hot desks, dedicated workstations, business addresses, private offices, meeting rooms and additional services.
Some operators also deliberately position themselves within a more premium or internationally oriented segment of the market.
This diversity makes it essential to compare equivalent services rather than headline prices alone.
A particularly competitive price point
At €199 per month for a dedicated workstation including several services that would normally represent separate costs in traditional commercial premises, Colors is among the most affordable permanent workspace options in our 2026 sample.
This finding becomes even more relevant when considered in the context described by CBRE.
Luxembourg has an expensive and relatively constrained commercial real estate market. Sharing facilities such as workspace, furniture, internet access, meeting rooms, cleaning and utilities can therefore allow a small business to significantly reduce its overall property-related costs.
Understanding the sources used
Our analysis deliberately distinguishes between two categories of sources.
CBRE is used to document the broader state of Luxembourg’s commercial real estate market.
The operators’ official websites are used to identify the prices and services they offer.
This distinction is important: CBRE does not recommend Colors and is not involved in this comparison or ranking.Its market research is used solely to provide independent context for the economic environment in which these workspace offers are being compared.
